Our website contains information and resources for our unit owners. We are a 64 unit community founded in 1985 consisting of townhomes and villas. We are located in West Sunrise near major highways, city parks, Sawgrass Mills and the stadium where the Panthers play.
SMW is headed by an elected Board of Directors who volunteer their time to conduct the business of the Community. The board meets quarterly weather permitted, we meet on the pool deck and all meetings are posted prior to give you advance notice of the meeting.
The Association strongly encourages each unit owner to obtain insurance coverage suitable to their own home, SMW carries insurance coverage on the common area property (pool, street lights, etc). The Association is not responsible for the exterior or interior of any home, hedges or landscaping of the unit, fences, sidewalks heading to the unit or any other item related to property. Reminder all units are on ZERO lot lines.
Each unit pays for their water and electric, the HOA does not cover water, electric or roofs of the unit.
The Association has a community pool with hours of operation of DAWN to DUSK. Rules of the pool can be found at the pool. Each unit owner is expected to follow all Rules and is responsible for any guest.
Maintenance payments are due on the 1st of each month and are late if received after the 15th of the month. There is a $25 late fee imposed for each month the payment is late. Maintenance payments can be made as follows:
- In-person at any Truist branch
- Association pay (ACH)
- Online Bill Pay
- eCheck
- Credit or Debit card
- Mail

If the HOA receives an insufficient check you will be responsible for bank charges and an HOA fee of $25 for the administration cost of the insufficient check.
All estoppel requests are to be sent via email to our accounting department TLWservicesllc@yahoo.com. The fee is $250 which payment is required prior to the completion of the estoppel.

All vehicles residing at any unit requires a SMW parking sticker and the owner of the vehicle is required to be screened. The form for the parking sticker is located on our website under FORMS.
Guest parking is at the pool and parking is limited. No overnight parking permitted.
